How to Shoot a Real Estate Video

If you’re a realtor, you should be utilizing the power of video.

Here’s why:

  • 73% of homeowners say they are more likely to list their home with an agent who offers to create a video of their property. (via National Association of Realtors)
  • Including video in emails doubles the click-through rate and reduces opt-outs by 75 percent. (via Inman.com)

If you’re not featuring videos, you’re losing customers to those who do. It’s easy to shoot your own videos with whatever camera you have available… even your phone.

9 STEPS TO SHOOTING A REAL ESTATE VIDEO:

 

1.Write a brief script that will act as the voiceover. The script should include the details of the house you would typically include in an online listing, as well as highlights of the local neighborhood.

2. Record your script as a voice memo on your phone, in a quiet room. The script can also act as “shot list” to make sure you capture all the important features of the property.

3. If you would like to appear in the video, set-up your tripod to film yourself on camera. A simple “Hi, I’m Bryan Greenberg from Keller Williams Real Estate and today we’re at 14 Glen Ave in Boston” is an easy way to add some personality to the video while also building your personal brand.

4. Before shooting interior shots, open all windows and shades to allow as much natural light as possible into the property.

5. Set-up your tripod in the corner of each room and record smooth pans (moving the camera horizontally: right to left and left to right) and tilts (moving the camera vertically: floor to ceiling and ceiling to floor). PRO-TIP: Attach a wide-angle lens to your phone, for an even better view of each room.

6. When filming the interior: be sure to get shots of each room, close-ups of any special details (updated kitchens, fancy bathrooms) and even footage of the less-than-photogenic aspects of the house that your potential buyers will still want to see: washer/dryer units, garages, etc. Also, setting up your camera lower than normally on your tripod will ensure there’s less ceiling in your shots and create a better overall look.

7. When filming the exterior: Shoot slow pans and tilts of the front and back of the house as well as nice shots of the surrounding neighborhood: local parks, public transportation stops and shopping areas.
